House Description:
This quaint Victorian style home sits atop a small hill and overlooks an old fashioned garden with herbs, trees and flowering plants bordered by a small burn, which is home to some local ducks, as it flows through the town to the North Sea.  Walk in the door of the home and find an open staircase ahead and a sitting room/dining room to the right overlooking the front gardens.  Adjacent to this room is the kitchen with eat-in dining.  A twin/double en-suite bedroom is located down the front hallway to complete the Ground Floor.  First Floor a family bathroom is located mid-way up the curved staircase and three en-suite bedrooms with zip and link beds.  A single bedroom, which uses the family bath, is also available if requested.  The utility room with washer and dryer is located in a separate building and is accessed via the small back courtyard.
Sitting Room/Dining Room:
Cosy and charming, the sitting room has various collections to view and enjoy.  A comfortable seating arrangement with focus on the original fireplace also has a dining area, seating 6, and is perched in the bay window and is fitted with restful pillows on the window seat and also features old-fashioned chairs once finding home on a ship.
Kitchen/Dining:
The kitchen reflects the owner's taste for having fun with contemporary Victorian decorating.  An old carousel horse, an ornamental birdcage and an antique rocking horse add whimsical features and charisma to the heart of the house.  Sit at the table with comfortable roomy seating for up to 8 and enjoy overhead views through a large skylight.  The kitchen offers gas hob, electric ovens, microwave, dishwasher, and fridge/freezer and centre work island. 
Bedrooms:
All the bedrooms, with attractive decoration throughout, have their own charm with an emphasis on comfort for the visitor.  Each room offers colour TV, radio, guest trays, hairdryer, heated towel rails and ample storage.  A nice twin/double zip and link bedroom with en-suite shower room, W.C and wash basin is located on Ground Floor. Three spacious en-suite twin/double zip and link double bedrooms are offered on First Floor.  2 rooms have en-suite shower rooms with W.C and wash basins and feature ornamental fireplaces and large windows.  Another bedroom has an en-suite bath with hand held shower, views over the burn and an ornamental fireplace with cast iron stove.  If requested, a single bedroom with views over the burn and ornamental fireplace can be available for use.  This room uses the family bathroom as a private bathroom. A small fridge is located in the upstairs hallway for use by guests.
Bathrooms:
All bathrooms are freshly decorated with welcoming appeal.  Ground Floor has an en-suite shower room with W.C and wash basin.  A family bathroom with claw foot tub, Victorian style German lion W.C. and wash basin is located midway up the staircase adjacent to a landing, 2 en-suite shower rooms with W.C and wash basins and one en-suite bathroom with hand-held shower, W.C. and wash basin is found on First Floor.
Garden:
This lovely old-fashioned garden which has been shown on 'Secret Garden' walks is home to many varieties of flowering plants, trees, bushes and herbs.  Relax in the secluded garden or on the patio while resting on outdoor furniture provided on the patio overlooking the garden, burn and quiet neighbourhood.
