Payment and letting

About the service
We will place details of the home on the Open Lettings website, including photographs and the rental fee.

Any enquiries to The R&A for accommodation will be directed to Pagan Osborne and this site.

We will liaise with you and any potential tenants in relation to viewing enquiries and negotiations. (The letting agreements are approved by The R&A).

Bookings
At the time of booking a tenant will pay a reservation fee and security deposit, which is equivalent to 30% of the gross rent.

Their additional FULL gross rental payment of 100% will then be due at our offices by the 5 April 2010. For properties booked after 5 April 2010 tenants will be asked to pay the reservation fee and security deposit PLUS the full rent at the time of booking.

Cancellations
A tenant is entitled to cancel the Letting Agreement prior to 5 April 2010 on forfeiture of the 30% reservation fee and security deposit. This will then be payable to the owner, less Pagan Osborne’s fees, subject to VAT.

Should the tenant cancel after 5 April 2010 and full payment has been received, then only the reservation fee and security deposit will be returned to the tenant.

The rent is forfeited in full and will be paid to the property owner less our fees.

Your payment
When we are in receipt of the FULL rent, prior to the championship we will pay 80% of the gross agreed rental, less our fees, to the property owner.

The remaining 20% will be held in case any repairs or similar are required over the letting period. The balance of the 20% will be passed to the owner as quickly as is practically possible after the letting period.

What does the rent include?
The rent agreed will include electricity and gas or oil consumed during the period of occupancy. It also includes the telephone rental, local council tax and insurance of the property, but the ingoing occupiers will be responsible for the cost of telephone calls.

Owners must supply Pagan Osborne with the full itemised telephone bill for the letting period within 14 days after the end of the tenancy.

Our fees
The fee charge due to Pagan Osborne will be 12.5% plus VAT of the gross rent for the period.
